Preconstruction

Meet with the Owner & Architect to review and discuss all of the project objectives, utilization of the facility to develop a clear understanding of the project as a whole.

• Discuss materials, equipment, systems, finishes with the architect and major subcontractors (as required) as the design evolves to ensure the most cost effective applications are being used.

• Prepare preliminary budgets and schedules.

• On CM projects, bid packages are prepared for each subcontractor. These bid packages identify specific requirements for each trade in an effort to be all inclusive and eliminate any possible overlap between various subcontractors.

• Advertise the project for bid through our bid software to ensure maximum coverage for each trade involved in the project.

• Upon receipt of all the bid proposals, we will conduct a detailed

Bid Solicitation

• Creating a well detailed bid package assures that project costs are kept in check. eliminating additional subcontractor mark-up and oversite in scope of work for each bid pack-age. Using our online plan room, ISQFT, and data base containing 4,500+ subcontractors, we will solicit bids from a minimum of three (3) to five (5) qualified subcontractors per trade.

Scope of TCS Quality Construction

• Provide complete management and oversight of all construction activities .

• Maintain all safety requirements for the project.

• Review the construction documents and prepare any RFI’s and coordinate resolution with the Architect.

• Maintain the project schedule.

• Record, maintain and distribute project progress photos.

• Provide as-built drawings and warranties as required.

Quality Control Procedures

Quality Control Personnel: The project staff assigned to each project work together to implement and maintain the TCS quality construction control plan established for each project.

• Each project has multiple layers of quality control enforcement. We require all of our sub-contractor to provide their own in-house quality assurance personnel to visit the project. Our Superintendent and Project Manager perform follow up inspections to assure quality workmanship and 3rd party inspection companies are sometimes brought in to provide yet another level of assurance.

TCS Quality Construction Control Inspections:

• The initial quality control procedures start during the pre-construction meetings with the subcontractors to ensure that materials & means and methods are understood and conform to the project specifications.

• Incoming material are inspected upon delivery to ensure compliance with the contract requirements.

Daily Reports: The superintendent is required to submit daily reports to include the following:

• Weather conditions.

• Subcontractors work activities & manpower

• Inspections, visitors and any meetings that take place on site.

• Correspondence log of any discussions with Subcontractors, the Owner and/or Architect.

Project Closeout Checklist

• Schedule walk through with Owner & Architect to confirm compliance with project drawings and specifications.

• Prepare a detailed punch list and distribute to all subcontractors.

• Prepare as-built drawings and submit to the owner.

• Conduct any necessary onsite training for Mechanical, Electrical & plumbing systems.

• Complete all warranty items that may arise after work has been completed.

• Maintain close contact with the Owner to assure any issues are addressed and corrected if required.
